Rising seven stories above downtown Ocala, the Marion Hotel emerged in 1927 as a symbol of ambition, civic pride, and progress. Largely funded by local citizens who believed in Ocala’s future, the hotel was envisioned as a destination worthy of welcoming visitors from across Florida and beyond. As one of the tallest buildings in the city at the time, it quickly became a hub for social gatherings, business meetings, and community celebrations—anchoring downtown life during a period of growth and optimism.
In the early 20th century, Ocala served as a regional center for agriculture, citrus, timber, and rail-based commerce, and the Marion Hotel played a vital role in supporting that activity. The hotel welcomed traveling business leaders, railroad-connected professionals, land investors, and visiting officials who needed a centralized place to stay, meet, and conduct business. Located just steps from the courthouse and downtown commercial district, the Marion functioned as Ocala’s unofficial “front door” for out-of-town visitors during Florida’s growth era.

During the early 20th century, railroads were central to Ocala’s economy and connectivity. The Atlantic Coast Line Railroad yard served as a major transportation hub—moving people, agricultural goods, timber, and commerce throughout the region. Hotels like the Marion emerged in close proximity to these rail corridors, providing essential accommodations for travelers, business leaders, and visiting professionals arriving by train.
For nearly a century, the Marion Hotel has remained a beloved landmark in the heart of downtown Ocala—its presence a living window into the city’s evolving story. Designed in the Mediterranean Revival style, the iconic building adapted to new uses over the decades, including a long period as professional office space. After years of being underutilized, a bold new vision is now restoring the Marion Hotel to active use—honoring its past while preparing it for a vibrant future.
A Legacy Worth Preserving
The Marion Hotel was added to the U.S. National Register of Historic Places in 1980, a testament to its architectural and cultural significance. Over the years, it hosted guests such as Hollywood stars and out-of-town visitors drawn to Ocala’s thriving community. However, like many historic structures, it faced the risk of deterioration as urban development patterns changed.
Recognizing its importance to Ocala’s identity, local developer David Midgett secured ownership of the entire building and spearheaded a project to restore its historic character while preparing it for a vibrant new future. The goal? To transform the Marion into a 59-room boutique hotel that celebrates its heritage while bringing new energy and economic activity to downtown.
“Hotel Marion has always been more than a building—it’s a symbol of Ocala’s history and character. This restoration is about honoring that legacy while creating a place that once again welcomes guests, supports local businesses, and contributes to the vitality of downtown for generations to come.”

Collage’s Role in the Vision
The Collage Companies — based in Lake Mary, Florida — is proud to be the construction partner selected for this ambitious restoration effort. Our team brings deep expertise in historic renovation and adaptive reuse, ensuring that every decision honors the building’s storied past while incorporating the functionality and amenities modern guests expect.
Scope of the Restoration
This project is far more than a facelift — it’s a comprehensive revitalization that touches every part of the property:
- Exterior Preservation:
Every effort is being made to repair and restore — rather than replace — original architectural features where possible, from decorative stucco and ornamental details to historically accurate finishes that reflect the hotel’s 1920s origins. - Interior Modernization:
Behind the historic façade, interior spaces are being reimagined with thoughtful design that balances comfort, character, and contemporary hospitality standards. Plans include public gathering areas, guest rooms, and amenities such as a café, fitness center, and event space. - Historic Standards Compliance:
Because the property is protected by a façade easement and recognized on the National Register, all renovation work adheres to strict historic preservation standards. This ensures the building’s unique character is faithfully preserved for future generations to enjoy.
“Historic renovations require a deep respect for the past and a clear vision for the future,” said Rob Maphis, President of The Collage Companies. “Restoring Hotel Marion is about preserving its architectural integrity while thoughtfully adapting the space to meet modern hospitality standards. We’re proud to help bring this iconic landmark back to life in a way that celebrates its history and strengthens the surrounding community.”

A Catalyst for Downtown Revival
